Infopark has been one of the strongest forces behind Kochi’s transformation into a technology-led city. Its next expansion plans could make that impact even larger—creating new employment zones, commercial activity and demand for well-connected homes across eastern Kochi.
## Phase 3: A proposed AI-enabled Tech City
Infopark Phase 3 has been announced as an ambitious integrated Tech City, planned in collaboration with the Greater Cochin Development Authority through a land-pooling model.
The vision includes:
– More than 300 acres of integrated development
– Up to 20 million sq. ft. of IT workspace
– Around 5,000 residential units
– Schools, healthcare, recreation and commercial facilities
– A projected potential for more than two lakh direct IT and GCC jobs over time
The proposal is designed as more than an office campus. It imagines a self-contained, technology-focused urban district where people can work, live and access essential services in one connected ecosystem.
## Phase 4: More workspace, retail and commerce
Alongside Phase 3, Infopark has announced Phase 4 at a 34-acre site acquired from Traco Cable Company. The proposed development is expected to add around 5 million sq. ft. of IT space, along with retail and commercial hubs.
This is significant because technology growth creates a wider economic ripple effect. New offices bring employees; employees create demand for homes, rentals, cafés, retail, schools, transport and everyday services.
## What this can mean for property buyers
For homebuyers, the key opportunity is not only inside the Infopark area. It is in the residential locations that can offer easier access to the technology corridor without the density and cost of living at its centre.
Areas on the eastern side of Kochi—including Puthencruz, Kolenchery, Thiruvaniyoor and surrounding residential corridors—are increasingly relevant to buyers looking for that balance. They can offer more space and a calmer lifestyle while maintaining practical access to Kakkanad and the wider Infopark ecosystem.
## A long-term story, not an overnight change
It is important to view Phase 3 and Phase 4 as long-term developments. Phase 3 remains a planned project and will depend on land pooling, approvals and phased implementation. Timelines can change.
But the direction is clear: Kochi is preparing to expand its technology footprint. For buyers who choose location carefully, this can be an opportunity to be part of the city’s next growth chapter.
Infopark’s expansion is not just about new buildings. It is about the gradual creation of new communities, new commutes and new possibilities across Kochi.
